Before you start looking:

  • Obtain a copy of your credit report. Should there be any errors you will want them corrected prior to qualifying for a mortgage.
  • Determine your budget, including down payment, monthly payments, taxes, insurances, monthly dues, and plan for maintenance and repairs
  • It strengthens an offer when you are pre-qualified, preferably pre-approved for a loan. A list of Mortgage Brokers is listed under Buyer Resources.
  • Make a list of important features, e.g. number of bedrooms & baths, location, views, garage, etc.
  • Are you planning to roll the sales proceeds from a prior sale into a I.R.C. 1031 Tax Deferred Exchange for this purchase? If you are, you will need to access a qualified CPA to make certain that you are up to date on any tax code changes and enlist the services of a Qualified Intermediary for the purpose of initiating the exchange. Next:

  • Jovan will provide information from our MLS that meets your criteria for your review and consideration
  • Jovan will provide detailed information on the properties that interest you, such as the property governing documents, rental income, comparable past sales, etc.
  • Jovan will set up property showings
  • Once a property is selected, Jovan will prepare a purchase contract on a Colorado Real Estate Commission approved form
  • Once the offer is accepted, Jovan’s goal is a smooth and timely transaction. We will oversee the requirements of the contract by assisting with scheduling the appraisal, survey or improvement location certificate, home inspection, well and septic inspections, we will be in communication with the lender throughout the process and will perform other tasks as deemed necessary to complete the terms and conditions of the contract by the closing date.
